Terms, Privacy & Disclaimer

Please note. These terms are written in good faith to set clear, fair expectations for your stay. They are not a substitute for formal legal advice — we recommend any guest or partner with questions contact us directly, and we keep these terms under review with qualified professionals to stay aligned with Thai and international law.

1. Booking & Payment

Bookings at LUM Sunset Villas are made directly with us by WhatsApp or email. A reservation is confirmed once we have agreed your dates in writing and received any deposit requested. Prices are quoted in Thai Baht (THB) and may vary by season. Any balance is due as set out in your booking confirmation.

2. Cancellation & Changes

Cancellations made 30 days (one month) or more before your check-in date are free of charge, and any deposit paid is refunded in full. For cancellations made less than 30 days before check-in, the deposit is non-refundable; no further balance is charged. No-shows and shortened stays after check-in are charged in full. If your plans change, please contact us as early as possible — we will always try to help, including moving your dates where we can. Different terms may apply to special offers or peak-season bookings and, where they do, will be confirmed in writing at the time of booking.

4. Liability & Force Majeure

Guests use the villa, private pool, terrace, and all facilities at their own risk. To the fullest extent permitted by applicable law, LUM Sunset Villas accepts no responsibility for loss, injury, or damage to persons or personal belongings during a stay. Please supervise children at all times around the pool and terrace, and swim responsibly.

We are not liable for events beyond our reasonable control — including weather, sea conditions, ferry or flight delays and cancellations, power or water interruptions, illness, or actions of public authorities (force majeure). Where such events affect your stay, we will do our best to assist and to agree a fair solution. While we keep this website accurate and up to date, details may change; images are representative of LUM and the surrounding area.

5. Privacy & Your Data

We handle your personal data in line with Thailand's Personal Data Protection Act (PDPA, B.E. 2562) and good international practice. When you enquire or book, we collect only what is needed to manage your stay — such as your name, contact details, and travel dates. We use it solely to respond to you and arrange your stay (including transfers and any services you request), keep it only as long as necessary, and never sell it. We do not share it except with trusted providers needed to deliver your stay.

You have the right to access, correct, or ask us to delete your personal data at any time — just email hello@livelum.com.

6. Governing Law

These terms are governed by the laws of the Kingdom of Thailand, and any disputes are subject to the jurisdiction of the Thai courts. Nothing in these terms removes any rights you may have under applicable consumer-protection law.
